FINANCING FOR FOREIGNERS

You can finance houses, apartments, commercial properties and also cars. The initial investment is, on average, 25-50% of the property value, as down payment, with interest rates starting at 4% a year, with the option to be applied under a "Cash-Out Refinancing”.

The mortgage can be on behalf of Individuals or of a Legal Entity. The estimated time for these acquisition processes ranges from 30 to 60 days.

Investment housing to the tourist market has been exceedingly popular and successful since the real estate boom in Florida, which is key for short term rental.

How is the property financing process for foreigners in the United States?

EThere is a specific process called Foreign National Financing, made for non-residents. Our bank partners offers the same rates to anyone who applies, regardless of nationality, starting from 4% to 8.5% a year - with the down payment ranging from 25 to 50%.

What am I eligible to purchase?

You are eligible to buy any type of property: houses, apartments, townhomes, as well as commercial real estate and vehicles.

How does the Pre-qualification process work?

This is the first step of the process. It starts when we receive the initial documents requested for review. Based on these analyses we will be able to know if any other documents will be necessary, and we will know which bank will be best for you. This Pre-qualification allows us to define your best financing options.

How do I get a Pre-qualification letter?

All you have to do is send us the following paper work:

  • Filled out application (Click here to download Application)
  • Copy of your valid passport and visa (Also your spouse)
  • Last 3 months bank statements showing the funds for the down payment
  • Last 2 years income tax

Next, we do the analysis and in 2 days we issue the letter on your behalf, so you can start looking for your dream house.

Am I able to finance a property in the United States?

Yes! After the documents are reviewed, you are pre-approved and able to finance. Our banks offer a variety of products for foreigners, which allows us to hand pick the best options for you.

How much will this cost?

There is no cost for Pre-qualification. We get paid by the bank at closing. (Date of signature of the Deed when you receive the keys to your house).

Some third-party fees are mandatory and are charged during the process:

  • Appraisal fee: which is a home market value report that varies between $550 and $850, depending on the size and location of the house.
  • Certified translations - when requested by the bank
  • Condo Questionnaire - when the property is a condo/apartment or townhome without a lot number which is typically $150
  • International Credit Analysis - when requested by the bank about $250 per borrower

Do I have to open a bank account in the United States?

Yes, banks require an account in the US, but it does not have to be in the same bank with which you are financing. This account will be used to make the automatic drafts for your mortgage payments.

Is mortgage approval guaranteed?

No. It depends on the bank. However, during the Pre-qualification based on the rules of the banks, we make sure to send all the correct documentation to be approved.

If there is a loan denial, is it final?

No. We will always look for another option if the first attempt is denied, either in the same bank, or with another financial institution

What are the mortgage rates and what is the process period?

Interest varies from 4% to 8.5% and the terms are always 30 years. In some cases, interest rates are fixed, in others, only up to 3/5 on the first years. Then they can suffer variations of up to 2% per year with a maximum of 6%, over the 30 years of the loan.

What is the minimum on the down payment?

There is no minimum. The down payments range from 25% to 50% of the property value. The minimum funding amount is 120,000 dollars, and the property value must be at least 160,000 dollars, for foreigners.

  • Letter from your accountant, if you are an entrepreneur
  • Copy of your accountant’s license
  • Letter from your employer and your last paystub, if employee
  • 2 bank reference letters
  • 2 Credit Cards statements form the last 3 months
  • Copy of property tax and HOA of primary home
  • Current month’s proof of address (water, electricity or phone bill)
  • Copy of Business Card (or badge)
